Fully renovated 17/18th c. property with private heated and secured pool and 2.5 acres of garden. 9 sleeps, 4 bedrooms, 1 secondary lounge/extra bedroom, 4 bath/shower rooms, 5 WC. 90 sq meters living and dining room with high class semi professional 15 sq. meters kitchen. At the cross of all places of interests in Perigord Noir. Sarlat center 20 mn. Many tourist sites in the close neighborhood. Located in a tiny and quiet hamlet nested on a hill with magnificent view.

Sarlat city center 20 mn by car. Numerous activities nearby (see below the neighborhood). Located at the end of a very quiet (almost inhabited) and safe hamlet on a hill (dominant view on woods and countryside), easy access from main road.

House renovated in 2013/2014, mixing antique and contemporary furniture: 5 bdr, 9 sleeps, 4 shower or bathrooms, 5 WC among which 2 independent. Sleeping areas are well isolated from living areas, and bedrooms have almost all private bath/shower rooms. Renewed home appliances in 2017.

Ground floor (heightened):
The solid wooden oak front door opens on a bright, airy 75 m2 openplan, with living (8 seats) and dining (10 seats) areas and a 15 m2 US kitchen located in the veranda, fully and semi professionally equipped, with an extended garden view. Access to the laundry room (with washing machine and tumble dryer) and WC, in the dovecote tower (direct access from the house indoors)

Stairs lead both to the upper floor and the garden floor, where are the sleeping areas.

Upper floor: 2 bedrooms (4 people), 2 ensuite shower rooms with WC and windows.
A central landing leads to 2 parqueted bedrooms under the eaves, both with en suite shower rooms (including 1 large balneo shower) and WC : 1 double bed 160x200 (room 1); 2 separated single beds 90 x 200 (room 2). Air conditioning in the 2 bedrooms. Useless on the other floors (stone walls are 1,20 m thick, cool t° even during heatwaves)

Garden level : 2 bedrooms, 2 ensuite bath / shower rooms, 2 WC, 1 central room which can be either a secondary lounge room or an extra bedroom for children (2 sleeps)
2 bedrooms separated by a central room. Independant access from inside or outside for each room.
Bedroom 1 : double room with a 160 x 200 bed and ensuite tiled shower room + direct access to the back terrace with a glazed french door.
Bedroom 2 : single room (1 bed 90 x 200) with an ensuite stone bathroom with WC, windows, and large angle bathtub + private access to the courtyard.
Room 3, separating the 2 bedrooms : central room (with a sliding door to close the staircase that access the ground floor) with 2 confortable convertible sofas (100x200 each) with very good new thick mattresses. Can be either a 2nd living room or a bedroom. Bedroom 1 + central room have a direct access to an independant WC with wash-stand. Room 3 (central room) is the only one which has to be crossed if no one want to use external accesses.

Outside Description
The house has huge gardens to the rear and side (2,5 acres / 1 hectare / 10 000 sqm), and ample parking in the front courtyard of the house (2 cars, uncovered - possible to park also outside the courtyard, very safe hamlet). The property includes a massive barn in the courtyard (closed for the guests, storage for the owners). Very beautiful dominant view on surrounding hills and woodland from the rear garden.

The pool is completely private (4 m x 9 m) heated and securized with electric roller shutter, and nestles at the rear of the house (10 m from the house), enjoying lovely views over the surrounding countryside. It has 70 sqm stone decks, sun loungers and parasols. Opened fro mid may to end september (little extra fees for opening in october).

Various terrace areas offer several dining possibilities: in the shade of the ancient trees to the side of the house, on the raised terrace at the front of the house or on the large terrace at the rear overlooking the pool and garden. Tables, chairs, sun loungers and parasols are provided for your relaxation and enjoyment on each terrace. WEBER coal BBQ for 10 people. Pingpong table in the front garden. Pétanque and board games available.

The propriety is at the end of a tiny and typical hamlet (bread oven from the 12th century), but with an open outlook and most of the time almost inhabited (secondary houses of a dutch family). At the top of a little hill, overlooking countryside, woods and surrounding hills. Easy access from main road. Quiet and safe surroundings. The property is completely private. In the hamlet of Plavard (postcode 24250 Bouzic), between Cenac and Daglan.
Very quiet, very safe.

Daglan and its amenities 5 mn drive, 3 km : bakery, butchery and delicatessen, supermarket, newsagent, post office, its market, craftsmen, tourism office, its swimming and fishing in the river The Ceou, tennis courts and hiking trails, excellent restaurant (Le Petit Paris) and snackbar.
We also provide a list of top restaurants + a "7-days" guide (my favorite sites in 7 days).
At the cross of all points of interests of Perigord Noir (Sarlat, Vallée de l'Homme / prehistoric sites, the land of Bastides, Dordogne Valley and the castles ...)
The beaches of Dordogne Valley, its canoes and a large hypermarket and all amenities in Cenac et St Julien: 8 minutes drive.
Royal Bastide of Domme: 15 minutes drive
medieval Sarlat-la-Caneda: 20 minutes drive
medieval Gourdon : 20 mn
All major castles of the Valley in the close neighborhood (La Roque Gageac, Castelnaud, Milandes, Beynac...) 15 to 30 mn drive
Horse riding, tree climbing, canoeing, mountain biking, hiking trails in the neighborhood. Golf 25 mn.
Prehistoric Lascaux 40 km (45 min), but many other caves nearby.

Habite Paris. Cette maison est ma résidence secondaire, que j'ai meublée et aménagée comme pour le confort personnel de ma famille - et complètement rénovée après achat fin 2012, puis régulièrement entretenue tous les ans. Nous la mettons en location saisonnière car nous n'y allons actuellement que 3 semaines par an. Elle est gérée sur place par une professionnelle qui assure les états des lieux, la remise des clés et l'organisation du ménage. Ainsi qu'un contact sur place en cas de problème. Les serviettes et torchons sont fournis, et les lits faits à l'arrivée. Enjoy !

As I live in Paris, this house is our secondary home but I rent it as i don't have that much holidays hopelessly. A very professional property manager is the yearly caretaker of the property. She lives in a neighbouring hamlet and organises the cleaning of house, linen, garden and pool and welcome the guests during holidays. She can also help if you need assistance (no extra fees, fluent in English). Nevertheless I can always be reached by phone or email if need be.
